Our appraisals start with a complete home evaluation and property inspection. This includes measurements and photos of the home’s exterior and interior, as well as a full inspection of its condition, upkeep, location and surroundings. Can you glimpse the ocean from the master bedroom? Does the kitchen overlook a lovely garden? Or, perhaps the living room faces an unsightly commercial parking lot. Any views that impact the value, whether advantageous or detrimental, must be factored into the estimated market value of your home.
The quality of your home’s interior and exterior finishing also affects the property value. We look for custom millwork, built-in cabinetry, flooring type and condition, landscaping, bedroom sizes, and exterior details that impact your home’s curb appeal. We’ll also ensure your home conforms to local zoning bylaws. Once we’ve gathered everything we need to know, we’ll take this information back to the office and adjust our appraisal around real estate prices from similar homes in your neighbourhood.
